Zoning FAQs

Am I required to obtain a permit before I clear a lot for a new house?
Yes, you must have a permit before you began your site preparaion.

Do I need to have a Permit to add a room to my home?
Yes, the Zoning Ordinance requires that you obtain a Zoning Permit before you begin work on any addition to your house.

Can I place a Utility Building or other Structure on my property?
Yes, Utility Buildings or Structures other than houses are considered Accessory Structures and must conform to the regulations of the Zoning Ordinance.

Do I need a Permit to place a sign on my business?
Yes, you must submit to the Planning and Development Department a completed sign permit application along with drawings showing dimensions and location of sign on building.

Can I place a mobile home in the city limits of Valley?
No. Mobile homes are not allowed in the City of Valley, but Manufactured Homes are allowed in specific zoning districts. Please, check with the Planning and Development Department on the areas that allow Manufactured Homes.

Do I need a permit to build a fence on my lot?
Yes. Fences are regulated by the Zoning Ordinance.

Can I get permit applications on-line?
Yes. Permit Applications are available on-line or by fax from our office.

How long does it take to get a piece of property rezoned?
9 to 10 weeks, depending on when the rezoning application is received in our office.

If I apply for rezoning on a piece of property, is it certain to be approved?
No. The Planning Commission will hold a public hearing on the issue, and if they approve the request, it will be placed before the City Council for their approval or disapproval.

Is there a charge for a rezoning request?
Yes. A $100.00 non-refundable fee is due when the application is returned to the Planning and Development Department. This fee covers the cost of required legal advertisements.

Cemeteries FAQs

Can I plant trees or flowers on my cemetery lot?
No. The City Cemetery Rules and Regulations do not allow Trees, Flowers, or Bushes to be planted on cemetery lots.

What is the cost of a lot in a City Cemetery?
A single burial lot is $200.00.

Does the City handle the opening and closing of graves?
No. This is handled by the Funeral Directors.

Can a wall be built around my grave sites?
No. The Cemetery Rules and Regulations do not allow walls to be built around grave sites. The walls that exist in the City Cemeteries were built long ago and are considered to be "grandfathered" in.

Does the City allow lights on the grave sites?
No, this is not allowed.

Can I maintain my own Cemetery lots?
Yes, as long as you conform to the Cemetery Rules and Regulations.

Can I bury my pet in one of my lots?
No. Rules and Regulations only allow human remains.
